Why Home Buyers & Sellers Protection?

Around one in 10 agreed property sales we work on don’t make it to completion. When that happens, the solicitor, survey and mortgage fees you’ve already paid are usually gone. Research by House Buyer Bureau puts the average cost of a failed sale at £3,550 as of Q4 2025. After years of saving, that can be a real blow – and may jeopardise your chances of buying again soon.

Timing matters

Home Buyers Protection must be bought within 14 days of instructing your solicitor or applying for a mortgage, whichever comes first. Home Sellers Protection must be bought within 7 days of accepting a written offer. After those windows close, the cover is no longer available for that transaction.
